Paperwork Needed for Mortgage Preapproval

To apply for a loan, you will have to provide the lender with detailed documentation of your financial history. The lender will request a credit report from a credit agency and will verify the information provided in your loan application. 

• Copies of checking and savings accounts bank statements for the past two months*

• In case of reserves needed (if you own more than one property), provide evidence of other assets such as bonds, stocks, or money saved in retirement programs (i.e. 401k or 403b program)

• Properties information: Most recent mortgage statement, HOA fee coupon, current hazard insurance policy and property tax bill for all properties owned.

• Driver license copy for citizens, green card copy (front and back) or work visa copy for noncitizens

• Credit card copy (front and back) for credit report pulling 

•Income documentation (Not required on Non-QM loans):

1) Recent one-month pay stubs
2) W-2,1099 forms and Federal income tax returns for the past two years 
3) HR contact information to verify employment

**Bank statements: To show the available balance covers cash to close.

**For Social Security Income: Social Security Income Award Letter (current or most recent year).

**For Pension Income: Pension Award Letter and documentation demonstrating all sources of income.
