To apply for a loan, you will have to provide the lender with detailed documentation of your financial history. The lender will request a credit report from a credit agency and will verify the information provided in your loan application.
Be prepared to provide:
• Bank statements: Copies of checking, saving, stocks and retirement account (if any) statements for the past two months to cover cash to close at closing and reserves.
• Most recent mortgage statement, HOA fee coupon or HOA contact info, current homeowner insurance policy and property tax bill for all properties owned.
• Driver license copy for citizens, green card copy (front and back) or work visa copy for noncitizens
• Credit card copy (front and back) for credit report pulling and appraisal ordering
• Sales contract for the purchase
•Income documentation (Not required on Non-QM loans):
1) Recent one-month pay stubs
2) W-2,1099 forms and Federal income tax returns for the past two years
3) HR contact information to verify employment

**For Pension Income: Pension Award Letter and documentation demonstrating all sources of income.
